TexAmericas Center proudly secures the No. 3 spot among the best industrial parks in the United States, as recognized by Business Facilities’ 20th Rankings Report. This marks the fifth consecutive year that TexAmericas Center has ranked in the top 10, and the second year it has achieved the No. 3 position in this prestigious assessment of economic development leaders.
This year’s ranking placed a strong emphasis on acreage size and prioritized industrial parks excelling in strategic positioning, transportation infrastructure, and amenities. TexAmericas Center, with over 2,200 acres of shovel-ready property, stood out for its Qualified Sites Program (QSP), which includes four certified shovel-ready sites encompassing 656 acres.
Key factors contributing to TexAmericas Center’s retention of the No. 3 ranking include extensive third-party logistics (3PL) services, rail enhancements, and robust partnerships with higher education institutions such as Texas A&M University – Texarkana, Texarkana College, and the University of Arkansas – Texarkana. These features support the center’s Speed-To-Market, Speed-To-Profit approach for tenants.

Entering its 28th anniversary, TexAmericas Center serves as a catalyst for economic investment in the Texarkana region, covering Arkansas, Louisiana, Oklahoma, and Texas. With 12,000 acres of development-ready land and 3.5 million square feet of fully entitled space, the center offers potential tenants options that are often difficult or cost-prohibitive to secure elsewhere.

In the past year, TexAmericas Center has also made significant improvements to its rail infrastructure, thanks to a $2.4 million matching grant aimed at replacing and upgrading its locomotives. Additionally, the organization has been preparing the Brazos Site, a 250-acre rail-served QSP site, to assist its prospects with speed-to-market purposes.
Currently, TexAmericas Center hosts approximately 1.4 million square feet occupied by owners, lessors, or 3PL contracts, including 49 corporate operations, 11 property owners, 32 renters, and six TAC3PL customers. The number of companies on the property has increased by 88 percent since 2014, while the amount of leased space has grown by 101 percent.
Boasting easy access to interstate, rail, fiber, and air transportation, TexAmericas Center also offers low rates for taxes, labor, electricity, natural gas, and fiber utilities. Its strong focus on partnerships with leading educational institutions has created a solid foundation of skilled employees, making the region attractive to prospective businesses. These attributes, along with the center’s reputation for problem-solving and mixed-use industrial development, have contributed to its continued recognition as a top 10 industrial park in the U.S.

The industrial park is also a designated U.S. Opportunity Zone, Foreign Trade Zone, State of Texas Enterprise Zone, and is eligible for New Market Tax Credits and EB5 Immigration Through Investment.
