In a landmark transaction for New York City real estate, a five-story penthouse unit at the Aman New York has been sold for $135 million, marking the largest sale in the city this year. This sale surpasses the $115 million transaction for a duplex at Central Park Tower just last month.
Situated atop the historic Crown Building on Billionaire’s Row at Fifth Avenue and West 57th Street, the 12,500-square-foot penthouse is one of 22 exclusive residences above the Aman New York hotel. Notably, five units in the building have fetched prices exceeding $50 million, with one sale recorded at $75.8 million in 2022.
Developed by the OKO Group under the leadership of Vlad Doronin and completed in 2022, the Aman New York features 83 hotel rooms at its base, while private residences designed by Belgian architect-designer Jean-Michel Gathy occupy floors 15 through 30. The penthouse, occupying the pinnacle of the building with a crown-like design, was sold in an unfinished state, allowing the buyer complete freedom for interior design, according to an OKO Group spokesperson. The sale was facilitated by the company’s in-house brokerage.
Initially marketed as the Crown Penthouse in 2018, the unit had entered into contract for $180 million, which, if completed, would have set a record for New York’s highest sale. However, the deal did not finalize, and the recent $135 million sale reflects the pricing adjustment for an unfinished unit.
“The $135 million sale of the Penthouse at Aman New York underscores the desirability and appeal of Aman and the iconic Crown Building,” stated the OKO Group spokesperson. “Demand for Aman New York’s residences remains strong, with all units fully committed.”
The Crown Building, notable for its distinctive crown-like architectural element once adorned with a 12-foot gold rooster, was constructed in 1922 by Warren & Wetmore, the architects behind Grand Central Station. It originally housed the Museum of Modern Art.
Residents at Aman New York enjoy exclusive amenities including private entrances, dedicated elevators, three dining venues, a wine room, and the 7,500-square-foot Aman Spa. Full concierge services cater to a range of needs from childcare to private events, complemented by luxurious finishes such as Gaggenau kitchen appliances, demisting mirrors, and rain showers in each unit.
According to PropertyShark, all units at Aman New York have been sold, with only two remaining under contract, including the unit directly below the recently sold penthouse.
