In Andalusia, lands used for greenhouse and subtropical agriculture are the most expensive, according to the 2023 Land Price Survey by the Regional Government of Andalusia. In Almeria, the cost of a hectare for irrigated greenhouse vegetables reaches a record 303,419 euros, reflecting an 11% increase over the past year. Almeria, which comprises only 4% of Andalusia’s agricultural land, has high land values due to its intensive farming model and limited available space, with average farm sizes around 7.7 hectares.
The most significant price surge in Almeria was seen in open-field vegetable production with irrigation, which rose by 16% to an average of 48,897 euros per hectare. Citrus farms and olive groves with irrigation are the second and third most expensive, priced at 52,343 euros and 36,589 euros per hectare, respectively.
In Grenada, land for protected agriculture is notably expensive, averaging 313,316 euros per hectare and sometimes nearing 400,000 euros. The value of land dedicated to subtropical crops like avocados and mangoes has also surged. In Malaga, where these crops are prevalent, the average price is over 124,000 euros per hectare, while Grenada and Huelva report similar high prices.
Huelva’s land for strawberry cultivation commands the highest price in the province at 151,809 euros per hectare, the second highest in Andalusia after Grenadian greenhouses. Huelva dominates strawberry production, accounting for 97% of Spain’s output and a third of the EU’s.
In Seville, citrus farms with irrigation remain the priciest, with orange and mandarin lands costing 47,610 euros and 48,344 euros per hectare, respectively. The value of lands for stone fruits and other temperate fruits has risen by up to 11%, reaching 41,908 euros per hectare.
In Cádiz, the highest land values are for open-field vegetable production sites with irrigation, with the province boasting the largest average farm size in Andalusia at 42.9 hectares. This is significantly larger than the average farm sizes in Huelva, Seville, and Córdoba.
